DESIGN BUILD PROCESS
1. Assessments
The assessment phase of the project is quintessential for a successful job. It includes financial assessments, project feasibility, outlining goals, structuring a realistic time line and understanding the needs of the homeowner
2. Design
The second phase outlines everything design related and separates design-build from other project delivery methods. The design-build firm works along side the designers to effectively communicate the homeowner owners needs while simultaneously incorporating practical construction methods for the build team. With this method, the entire scope of the project is considered which drastically reduces redundancies and inefficiencies.
3. Construction
Congruently, the construction phase occurs at the same time as the design phase. The design-build firm begins to arrange delivery of materials, and coordinates timelines between subcontractors. This overlap of design and construction allows changes to be made quickly as the designers and builders are contracted under 1 company. The owner relies their needs to 1 entity instead of trying to bridge a gap between designers and builders.
4.Post-Construction
Finally, post construction which allows the design-builder to explain final details of the completed project. A distinct difference in post construction with a design-builder is the immense accountability for scope of work and intricate project details as well as fixing any deficiencies.
